Of course the 76 didn't 'have to be' located there.

In the same vein, we didn't 'need' a new North stand.

They could have had 3 smaller retail units, divided by a couple of tunnels, maybe a reiki wellness spa or an art installation, but all things considered a large sports bar facing out onto the main throughfare at a doorball stadium was probably a better use of the space in terms of income and fan experience.
